The process, the pricing, the people.
Here are the services, general pricing and level of expertise you can expect when you work with Perry the Property Manager and the team at Signal Property Management — from marketing your home to the statement that lands around the 15th.
Signal Property Management markets your property, screens tenants at no cost to you, signs an FREC-approved lease with a move-in report, collects rent due on the 1st (with legal notices after day three), pays you with a statement around the 15th, and oversees owner-approved maintenance. Fees: ½ month’s rent to lease, 10% of rents to manage, and $50 for lease preparation.
01. What we manage
We work with both annual and seasonal rentals. A lease that is less than 181 days is considered seasonal. To maximize your profitability, we always recommend an annual lease.
02. How we find tenants
We find qualified renters through both traditional and digital means such as the local Multiple Listing Service (as referrals), social media and other forms of digital advertising, and through our wide network of real estate professionals and networking partners.
03. How we qualify tenants
Once we have identified prospective tenants, a thorough background check and credit check is performed at no cost to you. We also interview and identify any other issues that may be a concerning factor, such as having a good relationship with neighbors, respect for your property, and being trusted enough to report a maintenance issue in a timely manner. Should you want to be involved in this selection process, we welcome your involvement, or you may rest easy leaving it to our highly competent team.
04. Leasing & moving in
Once an ideal tenant is identified, a detailed lease approved by the Florida Real Estate Commission (FREC) is put into place with the tenant. At lease signature, we collect the agreed-upon fees as per the market and your needs. We also require a detailed signed move-in report from the tenant acknowledging current conditions of the property. This allows us to determine any possible damage and make a security deposit claim on your behalf at the end of the lease term.
05. Rent collections
Rent collections are our highest priority. Rent is due on the first of each month. Should the tenant fail to make payment by day three, we take the proper, legal means to issue notices and contact the tenant. Finding the right tenant is critical to avoid evictions later, but sometimes situations arise due to divorce, loss of employment or other unforeseen circumstances. Should an eviction happen, we have trusted attorneys who can handle it swiftly, economically and promptly.
06. How you are paid
Once all fees are collected for the month, a statement is provided to you around the 15th of each month. We also offer banking and accounting information in real time through Buildium, our online portal, so you may log in to see your account and details. Should you have any special deposit requirements, please let our team know in advance.
07. Maintenance issues
Our team only uses the most qualified and trusted vendors available in Southwest Florida. Our network is wide and long-term, so we know who to trust to ensure the work is done properly at a fair price as determined by the market. We personally handle and oversee any maintenance requests as if it were our own property — and before any work is performed, you approve all work and fees in advance.
What are the fees for your services?
Once the property is rented, we collect one half of one month’s rent as our fee to market your property and find a tenant. If we take over a property that is currently rented, this fee is waived. From there, we collect ten percent (10%) of all rents received. There is also a $50.00 one-time fee to legally prepare the lease agreement through our attorney.
| Line item | Calculation | Amount |
|---|---|---|
| Gross rent | $3,000 × 12 | $36,000 |
| Leasing fee | ½ × $3,000 | −$1,500 |
| Management fee | 10% × $36,000 | −$3,600 |
| Lease preparation | One-time | −$50 |
| To owner before property expenses | $30,850 |

Florida’s rules for rent notices and security deposits are set out in Chapter 83 of the Florida Statutes, including the three-business-day notice for unpaid rent in section 83.56 and deposit handling in section 83.49.
Frequently asked questions
How much does Signal Property Management charge to manage a rental in Naples?
Signal charges one half of one month’s rent as a leasing fee once your property is rented, then ten percent (10%) of all rents received for ongoing management, plus a one-time $50.00 fee to legally prepare the lease through the firm’s attorney. Tenant background and credit checks are performed at no cost to the owner.
Is the leasing fee charged if my property already has a tenant?
No. If Signal takes over a property that is currently rented, the half-month leasing fee is waived and management begins at 10% of rents received.
Do you manage seasonal rentals as well as annual leases?
Yes. Signal manages both annual and seasonal rentals. A lease of less than 181 days is treated as seasonal. To maximize an owner’s profitability, Perry generally recommends an annual lease.
How do you screen tenants?
Every prospective tenant receives a thorough background check and credit check at no cost to the owner, followed by an interview that looks at things a report can’t: respect for the property, good relationships with neighbors, and whether they can be trusted to report a maintenance issue promptly. Owners are welcome to take part in the selection.
When and how do owners get paid?
Once the month’s rent and fees are collected, owners receive a statement around the 15th of each month. Banking and accounting information is also available in real time through the Buildium owner portal.
What happens if a tenant pays rent late?
Rent is due on the first of each month. If payment has not been made by day three, Signal issues the proper legal notices and contacts the tenant, consistent with Florida’s landlord-tenant law (Chapter 83, Florida Statutes). If an eviction is ever necessary, trusted attorneys handle it swiftly and economically.
